Jones Homes to build executive homes in Edgerton

Jones Homes has acquired land in Edgerton where it will build an exclusive development of 40 new executive homes. The land deal to purchase the site was completed on Wednesday 5 February with planning permission for the 7.8-acre site off Queen’s Road already in place. The development, which will be called Clayton Manor, will consist of a collection of four and five-bedroom detached houses all for private sale. David Ruffley, Regional Director for Jones Homes Yorkshire, said: “We have now completed the acquisition of this site, with our detailed plans approved by Kirklees Council in November 2024, so we are now very much looking forward to starting construction. “Clayton Manor will be an attractive residential development which will deliver much-needed quality housing for the area and will provide a mix of high-specification four and five-bedroom detached houses. “The development lies within the Edgerton Conservation Area which is identified as a leafy Victorian residential neighbourhood with large, detached houses set in generous grounds.  The layout of our scheme pays due regard to that and replicates the generous size of plots and substantial building footprints of its neighbours. Materials have been carefully chosen to reflect the surrounding architecture including the use of natural stone and slate. “The attractive and sustainable design of the development will see trees and hedgerows retained where possible, with this existing greenery supplemented by a programme of new tree and shrub planting. “There will be two significant areas of public open space, one on the southern edge of the site and the other in a central position, with a network of paths linking the site with local rights of way.” As part of the planning agreement, Jones Homes Yorkshire is to pay more than £362,000 towards improvements to local infrastructure and facilities, including more than £248,000 to the council towards the provision of affordable housing for local people in the north Huddersfield area. David said: “In addition to providing funding towards affordable housing, Jones Homes will also be contributing £89,547 towards education provision at Birkby Junior School and Birkby Infant and Nursery School, with further contributions towards Metrocards. Jones Homes nears completion of new neighbourhood in Golcar

Century View in the Yorkshire village of Golcar is nearing completion, with homebuilder Jones Homes set to finish work on the final homes in the second phase of the development. This phase, on a 1.8-acre site off Swallow Lane, has brought 21 sustainable homes to the village, as well as more than £80,000 of investment in local services and infrastructure. The first phase previously saw 19 homes built on an adjoining parcel of land. Jayne Swift, Sales and Marketing Director for Jones Homes Yorkshire, said: “Homebuyers at Century View have welcomed the opportunity to buy a house on a small development in Golcar. “This is a popular village with a strong sense of community and is only four miles from Huddersfield town centre. “The homes are all highly energy efficient with many of them incorporating innovative low-carbon, energy-saving technology, and this level of sustainability has interested customers enormously. “And this development is benefitting the area by providing much-needed high-quality homes in the village as well as supporting local services with significant investment.” As part of the planning agreement for this phase of the development, Jones Homes will be contributing £37,233 towards education, £36,645 for off-site public open space and £7,245 for ecology. New community at Wentworth View in Thorpe Hesley is complete

A new community has taken shape at Wentworth View in the South Yorkshire village of Thorpe Hesley. Jones Homes has finished building 144 new homes at the development, off Upper Wortley Road, following a five-year build programme. The first residents moved into their new homes in 2021, putting down roots to establish what is now a close-knit neighbourhood. As well as building the new homes, Jones Homes has been closely involved in providing funding for local facilities and services. The company has paid more than £400,000 through the Community Infrastructure Levy, in addition to contributions of £250,000 for schools and £72,000 for sustainable travel. Couple buy new home in the country and swap sound of police sirens for birdsong

Matt Hawkins and Keeley Shakespeare have swapped the sounds of urban living for the peaceful twitter of birdsong. The couple have moved from a two-bedroom home in the town of Pontefract and bought a four-bedroom house at Jones Homes’ Teasel Green in the village of Eggborough. Matt, a 33-year-old accountant, and Keeley, a 30-year-old trainee midwife, wanted to upsize but also to move away from a town environment and into a rural setting. “Keeley moved into my place in 2023 and we very quickly realised that it was not big enough for the two of us, especially as I had to work from home part of the week,” said Matt. “My two-bedroom house was perfect as a sort of bachelor pad for me on my own but was no good for both of us together. “In early 2025, we started to look at trying to find a new home and my mum told me that Jones Homes were building new homes in Eggborough. I did my research and could see that Jones Homes were renowned for the quality of their properties which looked so much better than your standard new-build house. “We went along to Teasel Green and met the sales advisor Janette. She gave us a tour of the Bentley show home and we both fell for it instantly.  To be honest, we were blown away by how fabulous it looked especially the huge kitchen/dining/living area. As we went from room to room in the house, we kept turning to each other and smiling. “We both knew straightaway that this was the house we wanted to live in. As we walked around the development we were struck by how quiet and peaceful it was. It was exactly the kind of village vibe we were looking for.” Matt put his two-bedroom house on the market and they reserved a Bentley house at Teasel Green. “Janette gave us the good news that Jones Homes would give us an incentive which meant I could drop the price of my house to get it sold quickly,” said Matt. “We used the rest of the contribution to upgrade the kitchen worktop to quartz and to upgrade the flooring and carpets throughout the house. “The entire house-buying journey was super smooth and Janette was brilliant. We can’t recommend Jones Homes too highly – they were great. The whole site team was exceptional.” “Initially we thought it would take much longer for us to get to Leeds where my office is and where Keeley works too but we were wrong. You can get onto the M62 very easily and living here has only put about 10 minutes on our commute. “So, we now have the best of both worlds. We are living out here in the lovely countryside but can easily and quickly get into Leeds, with the towns of Pontefract and Selby very close by. It’s an ideal location. “Our favourite space in the house, and the one where we spend most of our time, is the kitchen/dining/living space which spans the entire back of the house. It has bi-fold doors to the garden and three Velux windows in the roof so it is bathed in lots of natural light. “We love to host and entertain and we had absolutely no room at the old house but here we have the perfect space. We have had family and friends over and it’s lovely to be able to cook and chat and for everyone to be in the one area. There’s a TV and sofa which is a perfect place for the children to be while the adults get on with preparing the food.” The couple are enjoying having more room and have turned one of the spare bedrooms into a home office for Matt. “At the old house, I had to set up in the back bedroom which had a bed in it, and it never felt like a professional working space,” said Matt. “But here I have a dedicated office and it works really well. It’s a much calmer atmosphere to work in and when the day is done, I can shut the door and that is that. “Our main bedroom is huge and has a fabulous en suite which feels so luxurious. We have future-proofed our life because we hope to start a family and bring up children here and already have the space to do that. “Life is wonderful now. We love our new house and are very proud to call it our home. It is incredibly well finished and has massive kerb appeal too. Jones Homes celebrates 25 years of housebuilding in Treeton, South Yorkshire

Jones Homes is celebrating 25 years of housebuilding in Treeton as the company nears the end of a construction project which has delivered more than 400 new homes in the village across four developments. The housebuilder has built the final new homes at Beaumont Grange, a collection of 94 houses which comprises its fourth development to be completed in the village since the turn of the millennium. Jones Homes initially built new homes at Beaumont Park in Treeton, after securing planning permission in 1998. Since then, the company has also completed 92 homes at Arundel Park and 13 homes at Wood Lane. Beaumont Grange, off Wood Lane, featured three, four and five-bedroom properties, with 23 of the homes provided as affordable housing. Nine of these were starter homes, made available to purchase at a discount to their open market value. Work progresses on new phase of homes at Century View in Golcar

Construction work is progressing well on the second phase of properties at Jones Homes’ Century View development in Golcar. The housebuilder is delivering 21 new homes on a 1.8-acre site off Swallow Lane, next to where it has built and sold 19 properties in phase one. Work began on this latest phase in September last year and the first properties are due to be completed late summer. There will be 17 properties for private sale and four affordable homes. All the homes will have an electric vehicle charging point and at least two off-road parking spaces, while more than 500 square metres of public open space will have been created within the whole development. Jones Homes Yorkshire has purchased the land for 300 new properties at Lambcote Meadows in Maltby

Jones Homes Yorkshire has purchased the land for three new phases of new homes at Lambcote Meadows in Maltby. Detailed planning permission was granted by Rotherham Council in June this year for 300 homes across the site between Grange Lane and Stainton Lane on the north-eastern edge of the South Yorkshire town. These homes will form phases two, three, and four of the wider Lambcote Meadows project, which covers a 39-acre site in total. The first phase of the scheme features 10 three, four and five-bedroom homes – 95 for private sale and five affordable homes – with nine of these now complete. Jones Homes acquired the latest parcels of land in November paving the way for the construction of 205 homes for private sale and 95 affordable properties. The development as a whole will see significant investment in local services through the planning agreement, including circa £750,000 for education, £200,000 for sustainable transport, £75,000 for signal improvements at Queens Crossroads and £15,000 for bus stop improvements. In addition, a Community Infrastructure Levey payment of circa £723,000 is to be made.
