Two Jones Homes developments named as finalists in North West Homebuilder Awards

Jones Homes has been shortlisted in the North West Homebuilder Awards in both the Large Development and Small Development categories. Alderley Gardens, a heritage development in the grounds of Alderley Park, will compete for the Large Development award at the ceremony, which will take place on Thursday 18 June at Albert Hall in Manchester. Bollin View, a development of eight homes off Stanneylands in Wilmslow, is a finalist in the Small Development category. Carol Barlow, Sales and Marketing Director for Jones Homes North West, said: “Being named as a finalist in two categories at these prestigious awards is recognition of the exceptionally high standards we set. This incredible achievement reflects the dedication of our teams at both developments, and the support of colleagues at our head office in Alderley Edge. “At Alderley Gardens, the bespoke design of the homes, ecology-focused landscape and excellence in build quality have created a development which is befitting of its surroundings in the stunning setting of the 400-acre Alderley Park. “Bollin View presented different challenges due to its location close to Grade II Listed buildings. We created bespoke home styles to address the needs of local first-time buyers, families and downsizers while respecting the historic setting. “Both developments have their own distinctive character but share the Jones Homes hallmark of quality in design and build which they have been delivering for over 65 years.” Alderley Gardens has been designed with two distinct character areas, the Kitchen Garden and the Walled Garden. The Kitchen Garden is a development of 33 traditional-style homes which has been completed and will feature in the awards finals. Work is still underway at the Walled Garden, a collection of 17 homes with contemporary elevations. Original house designs were created for Alderley Gardens including architectural features to reflect the grandeur and elegance of the historic buildings within Alderley Park. Site manager Mick Simpson has won two NHBC Pride in the Job Awards in recognition of his skill and commitment in leading the development team. Homes at Bollin View are now all occupied. They range from bungalows to semi-detached houses and larger detached homes, creating a varied street scene surrounded by trees and green space. Carol said: “We are grateful to all our staff, sub-contractors and customers for their contribution to making Alderley Gardens and Bollin View developments that Jones Homes is extremely proud of.” To find out more about Jones Homes’ Alderley Gardens development see jones-homes.co.uk/new-homes/alderley-gardens/

Jones Homes completes first phase at Alderley Gardens

Jones Homes has finished building the first phase of homes within an award-winning luxury development in the stunning setting of Alderley Park. The housebuilder has completed 33 new homes at Alderley Gardens, on land which was historically used as a kitchen garden at the 400-acre former country estate near Nether Alderley. Just a handful of three, four and five-bedroom homes remain for sale in the first phase and are ready to move into. A new show home has recently opened to showcase the four-bedroom Peckforton house. The quality of the homes at Alderley Gardens has been recognised by industry body NHBC, which awarded site manager Mick Simpson a Pride in the Job Quality Award. These accolades are only given to the industry’s elite. Carol Barlow, Sales Director for Jones Homes North West, said: “We have more than half of the development now occupied. It is lovely to witness this new community forming in this beautiful location. “We were delighted that Mick Simpson’s hard work and consistent attention to detail secured him a prestigious Pride in the Job Award. It is well-deserved recognition for Mick and his team. Their exceptional standards have benefited every single customer – and helped Jones Homes North West to secure a 100 per cent customer satisfaction rating.” Nick Mosley, owner of Alderley Edge-based estate agents Andrew J Nowell, said: “The availability of these properties represents a unique opportunity for someone to buy their dream home in a truly spectacular setting. “The design and specification are everything the discerning buyers in this area demand, and the finish is second to none, which is evidenced by the Pride in the Job award win. “There won’t be many more chances to own a characterful home with the energy efficiency and other benefits of a new-build property at this sought-after development. The success of Alderley Gardens to date demonstrates that it has hit the sweet spot in this competitive market.” One couple who moved into a Peckforton property at Alderley Gardens in March said they love their new home and the peaceful rural surroundings at the development. “This house is perfect for us,” they said. “Our favourite space is the kitchen/dining/family room which is the heart of our home where we get together. The other weekend we had a party for 20 people and with both bi-fold doors open it allowed us to mix indoor and outdoor entertainment. “We love our enormous master bedroom because not only does it have an en suite with a double shower and a bath but we have had wardrobes fitted and dressing room area created too. “Sometimes the little things count for a lot and being able to drive the car into the garage, open the boot and unload the shopping straight into the utility room through the interior door is really convenient.” Carol added: “The sheer quality of these properties has to be seen to be fully appreciated, which is why we have opened the new Peckforton show home on site. People can come along, see the specification and finish, and visualise what it might be like to live in one of these homes in this special location. “As well as enjoying picturesque parkland surroundings, Alderley Gardens is just a short walk from Alderley Park’s leisure and fitness facilities, lakeside walks and The Churchill Tree pub, which has built an enviable reputation since opening in 2020.” There is currently a choice of three, four and five-bedroom homes available to reserve at Alderley Gardens, with prices starting at £684,950. Jones Homes opens doors to new show home at Alderley Gardens

Jones Homes has unveiled a new three-storey show home at a luxurious new development in Nether Alderley, where over half of the properties have been built on phase one. The housebuilder opened the doors to a three-bedroom Woodsford townhouse at Alderley Gardens, which is located in the grounds of Alderley Park. Visitors were given free champagne and canapes at a weekend-long launch event held at the site on Saturday 10 and Sunday 11 February. An Independent Financial Advisor attended to give prospective purchasers independent mortgage advice while Jones Homes’ sales advisors were on hand to explain the benefits of its Agency Assist scheme. So far, the housebuilder has completed 18 of the 50 properties it is delivering at the development off Congleton Road. New residents have moved into nine of the homes on the site while another seven properties have been reserved. Simon Whalley, Sales Director at Jones Homes North West, said: “Alderley Gardens is a much sought-after development which is set in the enviable surroundings of the 400-acre Alderley Park. There is an incredible buzz in the area about these homes and this was evidenced by our successful launch event which was well attended and saw two properties reserved. “As well as enjoying the champagne and canapes provided, our visitors took the opportunity to explore the new Woodsford show home, the Peckforton View Home and the three-bedroom Downton show home, which has been very popular since we unveiled it in February last year. The Woodsford was a real hit as it showcases perfectly how having your home spread across three levels provides extra space and allows for greater privacy for family members and guests who come over to stay. This property has the flexible space which is ideal for families with teenage children and for those who work from home. “Throughout the weekend, potential purchasers kept the independent mortgage advisor busy, as well as our own sales advisors who were on hand to explain how our Agency Assist initiative works. Through this scheme we will appoint an independent estate agent to value a customer’s existing home – and hold the new Jones Homes property they’d like to move to for up to six weeks while a buyer for their old place is found. We will liaise with the estate agent and will pay up to £3,000 towards estate agent fees as part of the scheme.” Alderley Gardens is a collection of three, four and five-bedroom houses being built on a site which occupies the former Walled Garden and Kitchen Garden in the grounds of Alderley Park. Previously home to a grand country house dating back 500 years, Alderley Park now features a state-of-the-art gymnasium, sports and leisure facilities, a pub, restaurants and coffee shops. Simon added: “The glorious countryside setting of Alderley Gardens has attracted a real mix of purchasers including families drawn by the wide-open spaces, downsizers attracted by the high quality three-bedroom homes and people wanting to retire to a peaceful neighbourhood which offers so much on its doorstep. “Most of our buyers have so far been local which tells us that they know and appreciate just how fabulous this location is. People are loving not only being able to explore the stunning outdoor spaces of Alderley Park but also being able to stroll along to the superb Churchill Tree pub and restaurant, which was chosen as one of the best new pubs in the UK in 2023 by The Publican.” There is currently a choice of three and four-bedroom homes available to reserve at Alderley Gardens, with prices starting at £674,950. Jones Homes set to build 80 homes at new development in Wilmslow

Jones Homes is set to build 80 new homes in Wilmslow after detailed plans for the project were approved in principle by Cheshire East councillors. The new homes will be located off Dean Row Road and will include 56 two, three, four and five-bedroom houses for private sale, alongside 24 affordable homes for social rent or shared ownership. The Jones Homes development will be part of a wider neighbourhood of 168 homes which will be built as a joint venture between the Cheshire-based housebuilder and Taylor Wimpey. The wider scheme was approved by Cheshire East Council’s Strategic Planning Board on Wednesday (16 September), subject to the completion of a Section 106 agreement. This will secure developer contributions towards local services and infrastructure, which are expected to include payments for schools, sports facilities, allotments and open space. Carol Barlow, Sales and Marketing Director for Jones Homes North West, said: “We are pleased that councillors have approved our plans for this site off Dean Row Road in Wilmslow, an extension of the popular Heathfield Farm development, which will provide a range of high-quality housing for the local area. “We have worked closely with the local council to tailor our proposals to the needs of the local community. “This will be a highly attractive place for people to put down roots, with green open spaces, footpaths and children’s play areas. It will also be sustainable, with each house heated by an air source heat pump and significant improvements in wildlife habitats. “We are looking forward to finalising the planning agreement for the project and then starting work on site. We hope to be in a position to have homes available to purchase in Summer 2027.” Jones Homes North West, which is based in Alderley Edge, is currently building new homes at three developments in Wilmslow: Sanctuary Court, Sanctuary Wilmslow, and Sunfield. The Cheshire-based housebuilder will also contribute more than £1.2 million towards the planned Middlewich Eastern Relief Road. The development, to be known as Warmingham Park, will include one to five-bedroom houses, bungalows and apartments. Around half of the site will become landscaped open space, featuring a children’s play area, new wildlife habitats and a community orchard. Our design team has worked to create a balance between the residential areas and nature spaces which will be open to the wider community. “Homes will range from one-bedroom apartments to five-bedroom detached houses with a variety of options in between, including four bungalows. Jones Homes is also providing 24 affordable homes for people with a connection to the local area as part of its planning agreement. Outline planning consent for the development was granted in 2019 and a reserved matters application showing the detailed layout was approved in December 2024. LABC Awards Barrie Hassall and Mick Simpson

Jones Homes duo win coveted industry award in the North West

Two construction managers at Jones Homes sites in the North West have both won a prestigious industry award for the exceptional quality of their work. Barrie Hassell and Mick Simpson have both been named as winners in the Construction Specialist of the Year category in the Local Authority Building Control (LABC) Building Excellence Awards 2025 for the North West region. Barrie is Senior Site Manager at Bowland Rise in the picturesque Lancashire village of Dolphinholme, near Lancaster, on the edge of the Forest of Bowland, where Jones Homes is building 27 properties off Abbeystead Road. The local authority for the project is Lancaster City Council. Mick is Senior Site Manager at Alderley Gardens in Nether Alderley, where the housebuilder is delivering 50 luxury homes in the stunning setting of Alderley Park – a 400-acre former country estate which is situated within the Cheshire East local authority area. As winners of the regional award, both Barrie and Mick are shortlisted as finalists in their category for the LABC Grand Finals at the Grosvenor House Hotel in Park Lane, London, on 23 January, where the national winners will be announced. Alex Bedson, Construction Director at Jones Homes North West, said: “Everyone at Jones Homes congratulates Barrie and Mick on their fantastic achievement at being chosen as winners in the Construction Specialist of the Year category for the North West region. Their dedication to their craft and ability to lead a successful team are exceptional and make them worthy of such an accolade. “Barrie’s pursuit of excellence is fuelled by his desire to achieve exceptional levels of customer satisfaction. Since joining us at Jones Homes three years ago, Barrie has delivered an exceptional 100 per cent recommendation rate on all in-house and HBF (Home Builders Federation) surveys through his attention to detail in all areas of site management “Barrie’s two decades in construction have allowed him to accumulate a high level of technical expertise and experience and his clear and collaborative communication style has been integral to the success of the build at Bowland Rise. “Mick, who started in the industry 30 years ago and worked his way up from apprentice bricklayer to Senior Site Manager, is using all of his experience and knowledge to fulfil the complex brief for Alderley Gardens, where there are Grade II-listed buildings and structures within the immediate and wider setting. “The project involves the construction of a bespoke range of house designs, with architectural features and materials carefully selected to reflect the historic character of buildings in the vicinity. This work requires a meticulous attention to detail and excellent communication with the site team and they are two facets of the job that Mick excels in. “We are so pleased that Mick’s and Barrie’s exceptional work ethic and expertise has been recognised in this way and wish them all the best in the LABC Grand Finals in January.” Jones Homes is currently building new homes across the North West, at developments in Cheshire, Greater Manchester, Lancashire and Cumbria. Elvaston home at Alderley Gardens phase 2

Jones Homes reopens historic Walled Garden at Alderley Park as it launches second phase of new homes

The historic Walled Garden within the stunning parkland setting of Alderley Park in Cheshire is reopening to visitors as Jones Homes launches the second phase of its exclusive Alderley Gardens development. The developer is unveiling a new four-bedroom Elvaston show home and releasing the first three houses for sale in phase two of the development, in Nether Alderley, on Saturday 6 September. Alderley Gardens comprises a total of 50 luxury homes – 33 three, four and five-bedroom properties which have been completed in the first phase within the former Kitchen Garden, and 17 four-bedroom houses in the Walled Garden Collection, which are now being built. Carol Barlow, Sales and Marketing Director for Jones Homes North West, said: “It will be an absolute pleasure to welcome visitors to join us as we reopen the historic Walled Garden at Alderley Gardens, where we are building a collection of energy-efficient and stylish four-bedroom family homes. “We will be releasing three new homes in three different styles – the Elvaston, Carisbrooke and Pembridge. Although there are different looks and designs to suit a variety of tastes, all of these houses offer a thoughtful and spacious internal lay-out which offer the flexibility and comfort that modern buyers are looking for. “These homes feature expansive areas of glazing, including floor-to-ceiling windows that flood the interiors with natural light and offer stunning views of the surrounding landscape.” Jones Homes North West is creating two distinct areas at Alderley Gardens, using sensitive approaches for each in terms of layout, aesthetics and materials. The design of homes within the Walled Garden is much more contemporary than the traditional-style properties built within the Kitchen Garden, which echo the stables and original house at Alderley Park. In contrast, homes in the Walled Garden Collection feature large areas of glazing alongside exposed oak to reference structures such as orangeries and glasshouses. The brickwork style, gables and pitched slate roofs echo gardeners’ cottages while horizontal weatherboarding is reminiscent of garden structures. Carol said: “The interior of the Elvaston show home, which features a spacious open-plan kitchen/family/dining area, bi-fold doors, home audio and underfloor heating, has been designed to match the contemporary feel of the external appearance of the property. “The house has been carefully furnished and decorated by our team of interior design experts and really does provide the wow factor for visitors to this gorgeous setting.” Alderley Park is a 400-acre parkland site, previously home to an imposing country house dating back to the 16th century. It now features a state-of-the-art gymnasium, sports and leisure facilities, a gastro pub, and coffee shops. Complimentary champagne and canapes will be served to visitors at the launch of the Walled Garden Collection on Saturday 6 September between midday and 4pm. For more information about the event and the new homes at Alderley Gardens, visit jones-homes.co.uk/alderley-gardens.
