Jones Homes prepares to start work on 100 homes in Hoo St Werburgh

Jones Homes is preparing to start work on a development of 100 new homes in Hoo St Werburgh which will generate £1.9 million of investment in infrastructure.
Medway Council has consented plans for the development on a nine-acre site off Stoke Road, which will be known as Abbots View.
Jones Homes previously built 65 homes at Walnut Grange on a nearby parcel of land. Work will start on the new development in winter 2025.
Almost one third of the land at Abbots View will be designated as green open space for community uses, which will include a children’s play area.
There will be 75 homes for private sale and 25 affordable homes. This will include 15 properties for low-cost rent and 10 for shared ownership.
The homes will have two, three and four bedrooms, which have been designed to help meet the need for new high-quality single-storey homes in Hoo St Werburgh.
Outline planning consent for the development had been granted in December 2022 and Medway Council has now consented the detailed designs for the homes and layouts.

“The private and affordable homes will be built to the high standards for which Jones Homes is known, with energy-efficient features.
“In addition we will be investing in transport, healthcare, education, community and culture in the area.”
As part of the planning agreement for Abbots View, Jones Homes will contribute more than £506,808 for road improvements; £58,617 for nursery and primary school provision; £456,929 for secondary school provision; £238,906 for improvements to the Walter Brice Centre and other health services; £301,883 towards cultural and community facilities including towards a new sports centre and improvements to Hoo Library; £105,089 towards enhancements of open space; and £207,793 for other infrastructure improvements near the site.
The company, which has its Southern Head Office in Swanley, previously paid more than £1 million to Medway Council to support infrastructure under the planning agreement for Walnut Grange.
The first homes at Abbots View are expected to be released for sale in summer 2026. Residents are expected to move in from early 2027.
