When buying a new home, the conveyancing process can be a cause of initial concern for some as it may be unfamiliar. If you buy from another individual, you have a solicitor, the seller will also have a solicitor, and the two act on behalf of their client and liaise with each other throughout the sale. Even when buying a new home from a developer, the new build conveyancing process is very similar.

 

The Importance of a Specialist New Build Conveyancing Solicitor

With any legal transaction, you should ensure that your advocate has the skill and experience needed to act on your behalf. There are subtle differences when buying a new build as opposed to from another individual. it would be wise to ensure the person you instruct has least some experience of this form of property purchase. Specific Factors for New Build Homes

A new build has some clear differences compared to other properties and so due consideration must be given to these during the conveyancing procedure. One thing to factor in is the building completion date as you may be buying a property that is not yet finished, this may also impact your mortgage offer. Most mortgage offers are valid for six months, but if needed you may be able to apply for an extension. Alternatively, specialist lenders are available who will offer mortgages that have a longer expiry period.   • We provide contacts who can answer all queries whether from you or your solicitor, this is available throughout the buying process.
  • Information is provided regularly about the structural completion of the property. Once a purchase legal completion date is agreed we will ensure that the property is ready, that the transfer of property can take place, and that you will receive a demonstration relating to use of the property – for instance how your new appliances or heating work.
  • Information will be provided that gives clear details of the two-year Jones Homes guarantee and the after-sales service you can expect from us
  • Documentation will be provided relating to the Consumer Code for Home Builders – a series of standards we adopt in our work.
