LAST CHANCE FOR A PLACE IN HISTORY ON LANDMARK DEVELOPMENT!
Following its closure in 1989, the redundant Victorian buildings of Parkside Hospital in Macclesfield and the 9½ acres of land were bought by Jones Homes with major plans to construct several phases of re-furbished and new-build properties.
Over the intervening years one of Macclesfield’s great Grade II Listed Victorian landmarks has been carefully and tastefully transformed into The Pavilions, now regarded as one of Cheshire’s most desirable places to live.
Work is now underway on the final two phases. One of them, Hampton Mews, is the latest to undergo extensive renovation and refurbishment work. What’s more, all the signs point to it being one of the most successful with over 50% of the units already sold off-plan. Work on the final apartments phase, known as Clarence House, is also underway with the first releases due later this year.
Parkside Hospital has a long and fascinating history. It opened in May 1871, to accommodate 700 patients. At the time, it was described by Building News as ‘being in a part of the suburbs notable for its salubrity and the beauty of its scenery.’ The cost of the buildings and land then reached the princely sum of £131,000!
When Jones Homes began work on Parkside the condition of the buildings had severely deteriorated. With broken windows and the loss of roof coverings, rain and damp had penetrated many of the structures. While certain buildings were listed and therefore retained, others with no amenity value were demolished. Many materials derived from demolition were re-used, such as roofing slates, decorative brickwork, ironwork, stone sills and lintels.
Complex construction and surveying techniques were used to ensure strict control of demolition on the site and to create new-build properties alongside some extensive renovation and restoration. Much emphasis was placed on re-cycling and maintaining the Victorian design principles. The renovation and conversion of these existing buildings was designed to ensure minimum alteration to the fabric of the buildings, but where any alteration was necessary, demolition materials were re-cycled where possible.
As a result the buildings display many notable features to support the idea of contemporary living in a period environment. Externally these features include the restoration of original roofing and stonework, and the sympathetic use of landscaping, enhanced by ironwork railings and street lighting.
Throughout Parkside’s re-development, a careful mixture of design and planning has been adopted by Jones Homes to create a mix of both contemporary and traditional homes in a mature parkland setting. Previous phases include The Villas, Marlborough House, The Towers, Kensington Square, Sandringham House, Richmond House, Balmoral House and Windsor House.
Over the years these have provided a diversity of homes to suit all tastes and pockets including apartments, townhouses, mews and detached houses, and the work continues to this day with the final two phases, Hampton Mews and Clarence House. Across The Pavilions development mature parkland and existing roads have been retained, trees preserved and additional landscaping provided.
